About John Beal Roofing

We have been putting Midwest roofs back together for nearly eighty years. The Kansas City division is the same company, staffed for this metro.

Short answer

John Beal Roofing is a third-generation, family-run roofing company founded in 1947 and headquartered at 12181 Prichard Farm Road, Maryland Heights, Missouri. Kansas City Roofing Co is its Kansas City metro division, serving both the Missouri and Kansas sides with in-house crews, written scopes, pulled permits and 24/7 emergency response at 816-572-9500.

Three generations, one trade

John Beal Roofing started in 1947 and has stayed in the family since. That is not a marketing line about heritage; it is the reason the warranty means something. A workmanship warranty is only as good as the company standing behind it, and a company that has been in the same trade in the same region for nearly eighty years has different incentives than one that arrived after last spring's hail.

We have grown a long way from one man and a truck, but the operating principle has not moved: tell the homeowner what is actually on their roof, do the work the way it should be done, and be reachable afterward.

Why we opened a Kansas City division

We had been driving crews west across the state for years, because storms do not respect service boundaries and a metro this size generates real work. At some point driving in stops being good enough. Kansas City homeowners deserve a contractor who knows that Johnson County cedar-shake conversions hide bad sheathing, that the Northland's newer subdivisions have steeper cut-up rooflines than the ranches south of the river, and which cities in this metro want the permit pulled which way.

So the Kansas City division is staffed to work here specifically — the same crews and the same warranty as the rest of John Beal Roofing, with people who know the ground.

How we actually operate

In-house crews rather than a rotating cast of subcontractors, because the crew is the product. Written scopes that name the materials, the flashing, the ventilation and the nailing pattern, so you can compare our bid honestly against anyone else's. Permits pulled under our own license on every job that needs one. Photographs of everything we find under the old roof, before it gets covered up.

And a phone that gets answered. Storms in this region arrive in the evening, and a roof that opens at nine at night does not care what our office hours are.

What we will not do

We will not tell you that you need a roof you do not need. We will not caulk a flashing problem and call it a repair. We will not lay a new layer over a failing one to hit a lower number. And we will not offer to absorb or waive your insurance deductible, which is fraud in both Missouri and Kansas and puts the homeowner in it alongside the contractor, whatever the person at your door tells you.

Frequently asked

Is Kansas City Roofing Co the same company as John Beal Roofing?
Yes. Kansas City Roofing Co is the Kansas City metro division of John Beal Roofing. Same ownership, same crews, same warranty, same corporate office in Maryland Heights, Missouri. The separate name and local number simply make it easier for Kansas City homeowners to reach the people who work their metro.
How long has John Beal Roofing been in business?
Since 1947, and in the same family across three generations. That longevity is the practical reason our workmanship warranty is worth the paper — a warranty depends entirely on the company still existing when you need it.
Are you licensed and insured in both Missouri and Kansas?
Yes, with general liability and workers' compensation in both states, plus the state registration Kansas requires of roofing contractors and the individual municipal permits this metro's many cities each require. We will have certificates sent to you directly from our agent.
Do you use subcontractors?
We run in-house crews. Subcontracting is common in this trade and it is not automatically bad, but it does mean the people on your roof may have no relationship with the company whose name is on your warranty. We would rather own the work end to end.
