What a New Roof Costs in Kansas City
Why three bids on the same house come back thousands apart, and how to tell which one is actually complete.
Short answer
Roof replacement cost in the Kansas City metro is driven by six things: the actual roof area measured in squares, the pitch, the complexity of the geometry, how much decking has to be replaced, how much flashing is being rebuilt, and the shingle product selected. Two bids on the same house can differ by thousands because one includes new flashing, decking allowance and ventilation correction while the other assumes everything existing gets reused. Compare scopes line by line, not bottom-line numbers.
The six things that move the number
Roof area. Measured in squares, where one square is one hundred square feet of roof surface, not floor area. A roof's area is always larger than the house footprint because of pitch and overhangs.
Pitch. A roof steep enough that a crew cannot walk it requires fall protection, staging, and slower work. That is real labor cost, not a surcharge.
Complexity. Valleys, dormers, transitions, hips and penetrations all add cut waste, flashing work and labor. A cut-up thirty-square roof costs more than a simple thirty-square roof, sometimes considerably more.
Decking. Nobody knows how much is bad until the roof is open. An honest estimate states a per-sheet price so the exposure is known up front.
Flashing. Rebuilding flashing costs money. Reusing it costs nothing. This is the single biggest hidden difference between two bids.
Product. Three-tab, architectural, and impact-rated Class 4 are three different price tiers with three different service lives.
Why bids differ so widely
When homeowners show us three bids with a wide spread, the cheap one is almost never cheaper because that company is more efficient. It is cheaper because it is a smaller scope.
The things typically missing: new flashing, ice-and-water membrane, a decking allowance, ventilation correction, permit fees, and proper disposal. Any one of those can be a four-figure difference, and none of them are visible in a bottom-line number.
Ask each bidder the same five questions. What flashing is being replaced? Where does ice-and-water go? What is the per-sheet decking price? What is the ventilation plan? Who pulls the permit? The answers sort the bids faster than the prices do.
Where paying more is actually worth it
Impact-rated Class 4 shingle costs more up front and most carriers discount the premium for it. In a metro that takes hail as regularly as this one, that math often works out inside the life of the roof.
Six-inch gutter over five-inch is a small upcharge that meaningfully changes performance on a large roof. Correcting ventilation is inexpensive during a replacement and impossible to do cheaply later. Synthetic underlayment over felt is a modest cost for a real durability difference.
Where paying more is usually not worth it: extended warranty products that duplicate coverage you already have, and premium shingle lines whose advantage over standard architectural is mostly aesthetic.
What insurance changes about the math
On a covered storm claim the economics are different. The carrier pays their scope less your deductible, typically in two payments, and your out-of-pocket is largely the deductible plus any upgrades you elect.
Upgrades are where you have real choice. Going from standard architectural to impact-rated on a claim job usually costs you only the difference, which is often the cheapest opportunity you will ever have to put a better roof on the house.
